A few things to keep the ranch happy for everyone — written in plain English. If anything here is unclear, email us. We'd rather talk it out than hide behind a clause.
Adobe Creek Ranch sleeps up to 15 guests across the three structures. The maximum is not negotiable — our insurance and septic system both depend on it. If you need to sleep more than 15, the ranch isn't the right property for that trip.
Pets are not allowed on the property. We love dogs, but Adobe Creek Ranch hosts a rotation of guests who are allergic or who travel with young kids who are afraid, and we keep the property pet-free as a result. If you travel with a documented service animal, let us know in advance.
No smoking or vaping anywhere inside the three structures. Smoking is permitted outdoors, at least 20 feet from any building, and please use the provided outdoor ashtrays.
The rental is for your group. Non-registered guests, day-use events, and commercial shoots are not permitted without prior written approval. For weddings and rehearsal dinners, the Main House dining setup is absolutely fine — just let us know in advance so we can make sure the space is ready for you.
Quiet hours are 10:00 PM to 7:00 AM out of respect for the neighbors and the Hill Country nights. The fire pit, hot tub, and stargazing deck are all available during quiet hours — just keep volumes down.
The pool and hot tub are unsupervised. Children must be supervised at all times. No glass in or around the pool deck. The hot tub is available year-round; the pool is seasonal.
Use only the provided fire pit and only during allowed conditions. Check the current Gillespie County burn ban status before lighting any fire — if there's an active ban, no outdoor fires. Completely extinguish the fire before leaving it.
Parking is available on the property for up to 6 vehicles. RVs, trailers, and buses require advance approval.
We don't charge a cleaning-catastrophe fee for normal mess. Dishes in the dishwasher, trash in the bins, beds left where they are — that's what our cleaning team is paid for. If something broke, just tell us, and we'll figure out whether it's wear and tear or a charge.
More than 60 days before check-in: Full refund of all payments made, minus any non-refundable deposits clearly marked as such at the time of booking.
30 to 60 days before check-in: 50% refund of the stay total.
Less than 30 days before check-in: Non-refundable. This is the window when we lose the chance to rebook, so we can't absorb the cost — but keep reading.
Documented emergencies: Life happens. A death in the family, a hospital emergency, a natural disaster that closes the route — we handle those case by case with grace. Send us documentation and we'll work it out.
Force majeure: If a named weather event, a wildfire evacuation, or a government-ordered closure makes it unsafe to travel, we'll work with you on a reschedule or a refund.
Adobe Creek Ranch is on 25 acres outside of town. The property is home to the usual Hill Country wildlife — deer, armadillos, the occasional snake, scorpions in summer, spiders. We do regular pest control and keep the living spaces clean, but we can't fully rope off nature from a property that's the whole point of being out here.
Cell service is strong on the property via most carriers but not perfect — the ranch is in a low area between hills. Wi-Fi is fiber-speed throughout. If you need guaranteed cell for emergency work, please test your carrier when you arrive so you know.
Internet outages happen occasionally in rural areas. We monitor and reset equipment proactively, but if the Wi-Fi goes down and it's critical to your trip, reach out and we'll do everything we can — including driving out if needed.
A $500 refundable security deposit is held at booking and released 7 days after check-out, assuming no reported damage. We don't nickel-and-dime. A broken wine glass, a stained towel, a scratched coffee table — that's normal wear and tear and we absorb it. Damage means actual damage: a broken window, a flooded bathroom, a hole in the wall. And if that happens, we'll talk about it with you before any charges come out of the deposit.
